Fire Risk Assessment Blackpool Businesses Can Rely On
If you own, manage or rent out a building in Blackpool, the fire safety responsibility sits with you. Under the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person for any commercial premises or rental property must have a suitable fire risk assessment carried out by a competent person. It’s also the first document the fire service or your insurer will ask to see after an inspection or an incident.
That’s where Marksafety comes in. We’re a Chartered Health & Safety Practice based just up the road in Poulton-le-Fylde, with more than 20 years’ experience helping Blackpool businesses stay on the right side of the law without drowning in paperwork.
Practical Assessments, Not Box Ticking
Every fire risk assessment is carried out in person by Mark. He walks the building, looks at how you actually use it and talks through anything that’s worrying you. The aim is simple: find what could start a fire, who could be harmed and what needs doing to keep people safe.
You get clear, plain English recommendations you can act on, not a huge report that sits in a drawer.
Fixed Fees From £295
No hourly rates. Fire risk assessments in Blackpool start at just £295 for residential communal areas and £325 for workplaces. Book a free 30 minute call with Mark to get a price for your building.
Fire Risk Assessments for Every Type of Blackpool Property
Blackpool’s buildings are a real mix. Converted guest houses, flats above shops, seafront holiday lets and back street workshops all bring their own fire risks, so every assessment is shaped around the building in front of us.
Workplace Fire Risk Assessments
For offices, shops, commercial units and warehouses. We check escape routes, fire doors, alarms, emergency lighting, storage, sources of ignition and anything else that could start or spread a fire. From £325.
HMO, Holiday Let and Single Let Assessments
Letting out an HMO, Airbnb or holiday let in Blackpool means fire safety law treats you as a business. Our assessments cover houses in multiple occupation, holiday lets, single lets and similar residential properties. From £325.
Residential Block Assessments
For blocks of flats and converted buildings, we offer two levels of fire risk assessment:
- Type 1: communal areas only, non-destructive inspection, from £295
- Type 3: communal areas and individual flats, non-destructive inspection, from £325
The Fire Safety (England) Regulations 2022 gave landlords and managing agents of multi-occupied buildings extra duties around fire doors and fire safety information for residents, so getting the right assessment matters more than ever.
Not Sure Which One You Need?
That’s fine. Most people aren’t. Have a quick chat with Mark and he’ll point you to the right assessment for your property, with no obligation.
How Our Fire Risk Assessment Process Works
We keep things simple, so you’re never left chasing anyone for answers.
Step 1: The Survey
You choose a date and time that suits you. Mark visits your Blackpool premises, surveys the building and talks through any concerns you have. Out of hours appointments are available if you can’t close up during the day.
Step 2: Your Report Within 5 Working Days
Your document is emailed to you within five working days. It includes your draft fire risk assessment, observations from the visit and clear recommendations, so you know exactly what to do next.
Step 3: A Free Follow-Up Consultation
We then offer a free online consultation to go through the report with you, answer your questions and make any amendments. You’ll understand what’s in your assessment and why, which really counts if the fire service ever asks.
Who Carries Out Your Assessment?
Your assessment is carried out by Mark Prince, an award-winning Chartered Health & Safety Practitioner with over 20 years’ experience. Marksafety’s credentials include IOSH, the Occupational Safety & Health Consultants Register (OSHCR) and accreditation with the Institute of Fire Safety Managers.
Mark has been featured in publications, podcasts and radio interviews, and wrote Six Essential Elements, a practical blueprint for simplifying safety management. Emergency management is one of those six elements, and a solid fire risk assessment sits right at its heart.
Keeping Your Fire Safety Up to Date
A fire risk assessment isn’t a one-off job. It needs reviewing regularly and whenever something significant changes, like a refit, a change of use, new tenants or more staff. Since October 2023, every Responsible Person must also record their fire risk assessment in full, whatever the size of the business. The government’s workplace fire safety guidance sets out what’s expected, and Lancashire Fire and Rescue Service carries out fire safety inspections across Blackpool.
Fire Marshal and Evac Chair Training
Your assessment may show your team needs training. Marksafety delivers onsite fire marshal and evac chair training from just £30 per person, so your staff know exactly what to do when the alarm sounds. We also offer awareness training, workplace inspections and DSE assessments through our other safety services, plus ongoing support through our monthly subscriptions.
Trusted by Blackpool Businesses
